    The main house

    Dating from 1701, this stone-built wine storehouse once had its stable period: in the fine renovation that has been carried out, you can still see the remains of the half-timbering and the cots. The building, with its many exposed beams and dressed stone, and its high French ceilings, will charm you with its 260m2 of living space.

    To the south, a shaded patio leads to the ground floor: a luminous entrance hall with cloakroom, followed by the vast living room with its beautiful furniture and sofas, as well as a lovely wood-burning stove that is essential in winter.

    The fitted kitchen is a second living space, with its central island and dining area in front of the Godin stove. It is strategically placed between the living room and the pool terrace, a very large pantry at the back, and access to the sleeping area and the upstairs staircase.

    No narrow corridor for the sleeping area, but a wide space that opens onto the bathroom, a very nice bedroom and a separate toilet.

    Guest house and outbuildings

     

    Three independent accesses for this part:

    one leads to the orchard and meadows, another to the hangar, and the last to the ruin, the drying shed and the house.

    The stone summer house is discreet, hidden behind its hedge of acacias and rosebushes.

    It is sold fully furnished and equipped, ready to rent as a summer holiday home, complete with trapper's tent and two barnums inside.

    In this former stable with its atypical floor plan, the beginning of a country-style renovation has resulted in a longère-style section on the east side, with an entrance hall, a living room with its wood-burning stove, a bar and a Provencal kitchen all in a row. Numerous PVC and wood double-glazed windows allow you to watch the birds and horses all around the house.

    A laundry room, toilet with washbasin and bathroom have been added to the side of the unfinished west bay.

    The central bay can be totally redesigned to suit your taste, whether or not you rehabilitate the cots. The initial layout included a cathedral-style living room and three bedrooms on the first floor, opening onto this future living area.

    Three concrete terraces, two of which are covered, allow you to enjoy the outdoors. The one to the east is ideal for escaping the heat.

    Two other terraces are planned to the west and in front of the kitchen.

    The brick and concrete post tobacco drying shed is fully cemented to the ground, as is the 160 m2 hangar.

    In the barn, the first bay comprises 7 stalls, the second bay 2 horse boxes at the back, and the third bay 2 small boxes at the back.

    The animals can access the meadows either by going around the dryer or by exiting directly.

    The meadows are separated by a variety of hedges providing shade and shelter from bad weather, and completed by electrified wire and tape fences on iron and wooden posts, organised into paddock paradises to enable hay to be harvested.

    A pond to be restored is located at the entrance to the small wood, which is mainly made up of old deciduous trees.
