    Residence:

Near to the royal estate of RANDAN, fiefdom of the Orléans family, within a listed perimeter, this former chateau farmhouse groups several outbuildings and a dwelling house around a vast rectangular courtyard, part of which has preserved its original character features.

The property forms a homogenous whole, accessed via a road at the end of a cul-de-sac, giving it a totally isolated position in relation to the nearest neighbours (500 m).

The detached dwelling is divided into two interconnected sections on the inside, providing a total living area of approx. 350 m² (3,767 sq ft), of which approx. 220 m² (2,022 sq ft) and 130 m² (1,399 sq ft) respectively.
    Access is via:
    - a Volvic stone stairway and a terrace with uninterrupted views over the property. The entrance hall leads to both sides of a kitchen opening onto a vast dining room with a stone fireplace and a large living room. A separate toilet is located at the end of the corridor. An old wooden staircase leads to the first floor, which has a large hallway and a large room with exposed beams, a heated shower room (photo part 1), giving access to an unheated bedroom (photo part 2).
    - on the ground floor, a spacious living room with kitchen/counter opening onto a dining room has a fireplace and a pellet stove. A shower room with WC and a utility room have also been installed. A staircase leads to the first floor, which comprises either two bedrooms with an adjoining lounge, or three bedrooms (depending on the layout chosen) (part 2 in the photo).

The roof was re-roofed in 2020, but there is still some work to be done.

An air-to-water heat pump was installed in 2022, connected to the main house by cast-iron radiators. Everything is installed in a boiler room adjoining the house.

Some medium-sized works are planned to complete the interior fittings.

    Several outbuildings offer substantial volumes:

    - in line with the houses, a first barn of approx. 260 m² (2,153 sq ft) comprising a workshop, a storage area, a grain bin and pits,
    - a second barn with a floor surface area of approx. 300 m² (3,229 sq ft) and upstairs windows. It is situated opposite the dwelling, with a lean-to to the rear and a shed to the side. Part of the roof was redone in 1994,
    - a henhouse at the rear of the house.

At the rear of the house, a charming original covered wash-house is fed by a fountain. This and several existing springs flow into a pond.

    Land:

    :
The total area of land for sale is 28ha 56a 08ca.

The main activity is the direct sowing of cereals (wheat, maize, barley). An 8*42 metal arch greenhouse has been installed behind Barn 2.

The land is of average to superior quality. It forms a tight island around the buildings, with two plots in the immediate vicinity.

There are several springs and drained plots.

A farmer occupies the land under a rural lease. Depending on the buyer's plans, it may be possible to release the land or keep the current farmer.

In fact, there are a number of uses other than farming that could be considered for diversification: small-scale livestock farming, hosting agro-tourism events, etc.
    Additional information:
This property, which is out of sight and completely isolated from the first neighbours, is part of an individual or collective lifestyle project.

The first amenities are just a few minutes away by car, with the town of RANDAN having sufficient infrastructure for basic needs.

This pretty village, built on a plateau at an altitude of 407 metres, overlooks the Limagne plain, with a view of the Dômes mountain range, the Sancy and the Thiers region and its Bois Noirs.

It is located 40 km north of Clermont-Ferrand (Puy de Dôme) and 14 km south of Vichy (Allier).
